The Types Of Photos To Include When Subletting Your Place

By Francine Fluetsch on June 16, 2015

Aah, subletting, a nightmare none of us wants to deal with, but it means saving money so we all stick it out. Whether you want to sublet for summer while you are away or when you go to study abroad, you are going to want to make your place appealing to possible subletters.

One of the best ways to do this is through pictures! Tidy up your place and get snapping either with your phone or a camera (if you actually still have one of those). When you are taking pictures, make sure to include these in your advertisements on Facebook, Craigslist, or wherever else you are promoting your temporarily vacant space.

Bedroom:

This might seem obvious, but the bedroom is a must to include when promoting your place. Really make sure to tidy it up, and if your furniture is going to stay in the room, get some good shots so the subletter can see all the perks your room will have.

Is it a single room or a double? If there are other people that will be in the room, a picture to show how the sides would be divided would be helpful, since a subletter isn’t really going to get a chance to know who they will be rooming with before they move in. Pair it with a cool caption like “a spacious room of your dreams is awaiting to be subletted by YOU” to keep it light and fun, and to show that they would be silly to pass up your place.

One of my friends went to sublet a place and found out that there was no light and no bed, but he still had to pay a lot, so it was a real rip off. Make sure to really show exactly what will be in your room when you aren’t there, and things you recommend for your subletter to bring with them to give everyone involved a good experience.

Bathroom:

A bathroom is another place where people spend their time, so they will be expecting a bathroom pic. Definitely make sure to deep clean it, show off storage compartments it has like a medicine cabinet and extra drawers they will be able to use, and show some cleaning products in the picture if you will leave that behind for them to use.

If your room has a private bathroom, really play this to your advantage. Show a picture of them connecting and let your potential subletter know that they will be able to go potty in peace since no one will be banging on the door, trying to get in for a quick shower.

Kitchen:

A lot of places for rent when it comes to student housing don’t always come with the best kitchens, so if yours is something to see, really give it its five seconds of fame by including multiple images of the fridge space, counter space, and snack storage that you may have.

There was this one post that I saw on the Facebook group for my school, where these girls were advertising a place with the most gorgeous kitchen you ever did see. They got so many replies on their picture shortly after posting it about people inquiring to live there, and some said they weren’t interested but just wanted to say how nice their kitchen was!

A clean kitchen that your subletter will feel comfortable using will definitely earn your place bonus points.

Living room:

The living room is a space that you want to show off, and make it look homey so your subletter doesn’t feel weird using it. If you have a TV and comfy couches, make sure to play up how perfect it would be for a Netflix movie night. Maybe you have other fun activities to do like a pool table or some awesome books on your bookshelf that they could enjoy while they are there.

Backyard:

Does your place have a backyard for the subletter to enjoy? Show off that beautiful garden, pool if you have it, or any other things outside that could be fun. Even if your place doesn’t have its own personal yard, you can always show off the neighborhood in the pictures to make the area appealing and show that it is safe and friendly.

Animals:

If any animals are going to be at the place (this would most likely only occur if you are leaving for study abroad and your old roommates are still staying), it might be smart to photograph them so people will know ahead of time that animals dwell there. You can put a list of their mannerisms and really emphasize why it would be awesome to live with the furry friends. This is important for people to see who are allergic or afraid of certain animals.

Photos of roommates:

It might be funny to put up a photo or two of the roommates who will still be living in the place and put a description of them and how they deal with the house: “Jessica, age 22. Likes to cook and sing in the shower,” or something fun like that. It will give the subletter a small glance into who they will live with.

These are just a few ideas, but really make sure to use the photos to your advantage; they can really be a strong selling point to get some awesome subletters.
